Due diligence on the property before signing, then we coordinate the notary, the gestoría and the translator. You sign and get the keys, with no surprises.

FAQ

The questions everyone asks.

Can I get a mortgage as a non-resident in Spain?+

Yes, but there are few specialist banks and the criteria are strict. Typically: LTV up to 60-70%, certifiable net income, tax residency in a country with a double-taxation agreement. We pre-assess your profile free of charge.

How much can I borrow?+

It depends on your profile. On average 60-70% of the valuation for EU/UK non-residents. 50-60% for non-EU. The personalised figure comes with the free pre-assessment.

Which documents do you need?+

For the feasibility study: proof of income (recent payslips, employment contract and tax return if you are employed; tax and VAT returns if you are self-employed), bank statements for the last 6-12 months, and paperwork on any existing mortgages or loans. NIE and passport come at the next step, for the bank application. You will find the tailored checklist in your account.

How long from first contact to completion?+

On average 6-10 weeks for the mortgage itself if you already have a NIE and a bank account: 2-3 weeks between pre-assessment, documentation and the bank valuation, then 2-3 weeks to completion. Starting from scratch, including NIE and paperwork, allow 8-12 weeks.

What happens if the mortgage is not approved?+

You pay nothing. The mortgage broker fee is success-based: it is only due if the bank approves. Any out-of-pocket costs (for example the valuation required by the bank) are yours, and we tell you about them beforehand, with no surprises.
